This was a design + build project for George Guthrie Construction, an office for their team along with additional tenancies for businesses in the Marlborough region.
We looked at how a project like this might have a positive impact on the environment. Then how this solution creates an inspired, Wellness Workplace that supports thriving + healthy teams across the tenancies.
It has become a true reflection of the new company values for George Guthrie Construction, bringing forth a solid case study to inspire the community + develop new business opportunities for the company.
From a physical space POV - it’s a new design to motivate + to enable tenants to thrive both personally + commercially inside this new office. All via thoughtful design, materials + flow.
Then looking at how the building will be used, we supported a re-think of old ways, serving GGC with easy wins on wellness + sustainability. Everything was reimagined, from a healthy workplace culture through to responsible procurement.

Natural Ventilation through the building design has huge benefit to the health + productivity of the tenants
This is a highly thermally efficient building with the health and wellbeing of its inhabitants given top-most priority, oxygenating the office spaces with a heat recovery ventilation system (along with plants) creates a space less likely to cause mid afternoon drowsiness
Tilt/turn optimal windows were installed as an effective + efficient system, increasing the energy performance + air quality
Natural paints + undercoats were used on all walls/ceilings
High performance water-based sealants used on all natural wood cabinetry in the kitchen + bathrooms
Mitigation of toxins in materials and furnishings used across both the construction + interiors

The building captures rainwater to be used across the exterior planting
Kitchen, bathroom + laundry areas have water-preserving appliances + tap ware installed
A focus on consumption of the purest possible H2O for the team + tenants, ensuring that it’s in sight + easy to access with reusable water bottles

The effect of sunlight was modelled and given consideration and external aluminium shrouds provide summer shading and also protection to the timber windows and doors
Coupled with the best circadian lighting design based on the workstation layout
We also help to avoid glare + high-reflective surfaces via the interior elements

The design was led by supporting our innate desire to be close to nature
We brought this to life via the inspired colour palate, natural wood elements + interior planting
Additionally the positioning of the desks away from the walls increased the opportunity of taking in the views of the outside green-spaces

Productivity in semi + open plan offices can be affected by audible conversations + other distracting sounds
A focus on interior elements + screens that aid in absorbing these loud sounds resulted in a calmer environment for the tenants

Relocation of an existing house on the section ensured there was no unnecessary demolition + waste sent to landfill
The building is solar-powered, reducing their carbon footprint + operational costs
Structural Insulated Panels were used to to create a high-performing thermally efficient building
The building features a heating recovery ventilation system
Timber cladding was sourced from New Zealand’s FSC certified rapidly renewable plantation forests
Rainwater gardens wrap around the exterior
